Exterior Progressions<
The Multivista information system provides simple to use records which are invaluable for combating inevitable quality issues, schedule delays, invalidated change orders, voided warranty claims, legal claims and disputes. The Multivista Exact-Built® system provides an independent third party documentation that keeps your entire design and construction team accountable and provides for a more transparent project that ensures you, the owner of the facility, are getting what you paid for. We accomplish this by offering the following project services.
Exterior Progression Shoots
Exterior Progression photos are taken from key perspectives along site perimeters and 360 degrees around each building envelope during erection. Exterior progressions track the construction of building elevations and all work within the immediate vicinity of the exterior of the building, including some site work. Exterior progressions are performed, approximately, at monthly intervals and are coordinated with the pace of erection. Exterior progression documentation typically begins at substantial framing, and not at commencement of site work. Exterior progressions can begin at commencement of site work for the purpose of broadly capturing site work.
Photographically documenting every exterior wall at every stage of construction allows you as the owner to verify schedule delays, quality installation of your systems, verification of plans and specs, and code issues. This will also save you money by enabling “virtual” walk-thrus of your project by your architects, engineers and consultants without having to pay their expensive travel and rates.
Also a great tool to have virtual QA/QC meetings, better communication/ collaboration by seeing problems and issues before they happen, back check of materials used, change order verification, solving problems down the road, quickly and easily verifying if a problem is a systemic or isolated issue without doing destructive verification. It also allows architects, engineers, consultants, vendors, etc. to view the project 24×7. These firms typically charge for each site visit. Our service allows them to virtually walk the job without the owner having to pay for it.
Interior Progressions<
The Multivista information system provides simple to use records which are invaluable for combating inevitable quality issues, schedule delays, invalidated change orders, voided warranty claims, legal claims and disputes.
The Multivista Exact-Built® system provides an independent third party documentation that keeps your entire design and construction team accountable and provides for a more transparent project that ensures you, the owner of the facility, are getting what you paid for. We accomplish this by offering the following project services.
Interior Progression Shoots
Interior Progression photos track the interior improvements from when interior work begins (typically, at the commencement of stud-work) to completion. Interior Progressions broadly track the improvements from logical perspectives. Interior Progressions are designed to provide comprehensive coverage of the various trades coming together over time. Interior progressions are performed, approximately, at monthly intervals and are coordinated with the pace of erection.
Utilizing construction progression photography allows you as the owner to verify schedule delays, quality installation of your systems, verification of plans and specs, and code issues. This will also save you money by enabling “virtual” walk-thrus of your project by your architects, engineers and consultants without having to pay their expensive travel and rates.
Pre-Slab Exact-Built®<
Exact-Built® photo sets serve as “visual as-builts” which are performed at critical milestones during construction. They offer a higher concentration of photos and perspectives than the Progression shoots and/or focus on details of particular interest or importance to the Client.
Pre-slab utilities work and site utilities will be documented post-inspection (where necessary) and prior to pouring slabs and/or backfilling. This process will include overlapping images of all underground and in-slab utilities within the building envelope(s) and utility runs in the immediate vicinity of the building envelope(s) (not to exceed 250 feet outside building envelope(s)). If specified in the Scope, this can also include utilities enclosed in slab-on-deck in multi-story buildings. Indexing and navigation is accomplished through a separate set of interactive site-utility plans and interfaces and, as needed, interactive plans specific to underground drainage, dry wells and/or underground retention systems.
MEP Exact-Built® Photo Documentation System<
Exact-Built® photo sets serve as “visual as-builts” which are performed at critical milestones during construction. They offer a higher concentration of photos and perspectives than the Progression shoots and/or focus on details of particular interest or importance to the Client.
Mechanical, Electrical, Plumbing (MEP) and all other systems in walls and ceilings will be documented post-inspection and pre-insulation, sheet rock or dry wall installation. This process provides a high concentration of overlapping coverage allowing for all finished systems to be viewed in great detail. This Exact-Built® sweeps the entire project: every wall and every ceiling, on every floor of every building, throughout the entire Project. Note that this will not capture pre-slab, site, or in-slab-on-deck systems or other “horizontal” MEP work.
Most facility managers tell us their as-built drawings are inaccurate, not available at the time of building start-up, or missing completely. Having your facilities and operations & maintenance team work blindly could be an extremely expensive situation for you. We have had clients hit critical systems in their walls, floors and ceilings because of inaccurate as-builts that have caused hundreds of thousands of dollars in damages. This could be prevented by having x-ray vision behind all of your walls, floors and ceilings.
Multivista photographically documents every square foot of your walls, floors and ceilings just prior to them being covered up. These shoots are typically done in conjunction with your in-wall inspections and then the photographs are linked directly to your floor plans. When doing a renovation, contractors typically add at least a 5% premium to protect themselves against any unforeseen conditions. You the owner are paying this premium. Multivista’s Exact-Built® system virtually eliminates all of these unforeseen conditions, which will most likely save you between 2-5% on all future renovations.
Elevation Exact-Built®<
Exact-Built® photo sets serve as “visual as-builts” which are performed at critical milestones during construction. They offer a higher concentration of photos and perspectives than the Progression shoots and/or focus on details of particular interest or importance to the Client.
Waterproofing consultants take a sampling of photos, typically 1-5%, of windows, doors, and exterior waterproofing on construction projects. When you have a problem with your exterior skin, there is a 95-99% chance there is no documentation on where the damage is. Without Multivista you would have to perform destructive verification of the entire exterior skin assuming the problem was systemic. We document each door, window and waterproofing areas after installation just prior to cover-up and/or back-fill.
Finished Interior Exact-Built®<
Exact-Built® photo sets serve as “visual as-builts” which are performed at critical milestones during construction. They offer a higher concentration of photos and perspectives than the Progression shoots and/or focus on details of particular interest or importance to the Client.
At Certificate of Occupancy or other “finished” milestone as the Client designates, all walls, ceilings and floors in their post-inspection, completed condition are documented in exceptional detail.
At completion date of your project (liquidated damages, tenant move-in, etc.) we will come in and photograph every floor, wall and ceiling so you have a record of the condition of the facility at completion. This will help you with warranty issues, outstanding punch list items, proof of project not being complete and the ability to eliminate finger pointing on who did what and what was not complete by the finished date.
Finished Elevation Exact-Built®<
Exact-Built® photo sets serve as “visual as-builts” which are performed at critical milestones during construction. They offer a higher concentration of photos and perspectives than the Progression shoots and/or focus on details of particular interest or importance to the Client.
Designed for specific needs to increase concentration of photographs and allow greater zoom capability and resolution on aesthetic, EIFS or architectural detailing, the nature of these shoots can vary widely. Examples include window-flashing details or window-system details for glass-intensive buildings, radiused steel work (i.e., for a rotunda), EIFS system as-builts and cores or “lobbies” of exterior loaded buildings.
Brightline Exact-Built®<
Exact-Built® photo sets serve as “visual as-builts” which are performed at critical milestones during construction. They offer a higher concentration of photos and perspectives than the Progression shoots and/or focus on details of particular interest or importance to the Client.
Also known as our “current condition” Exact-Built®, this is an exhaustive sweep of a project designed to capture every detail of the project in its current condition before any further work commences. These are performed prior to major redevelopments, refurbishment or maintenance work and are also a good idea if you are considering terminating a major trade subcontractor or GC. Our detail shoot will give you a bright line as to where one party stopped and the next began.
Custom Exact-Built®<
